India has emerged as one of the fastest-growing markets for branded residences globally, ranking sixth in live projects and contributing 4% to the world’s total supply, according to Knight Frank’s ‘The Residence Report’. The country also ranks 10th in the pipeline of upcoming branded residential projects, accounting for 2% of future supply across 83 surveyed nations. The report highlights that India’s growing wealth base is expected to drive demand, even as the sector remains in a nascent stage compared with global leaders such as the United States (US), United Arab Emirates (UAE), and the United Kingdom (UK). Major cities, including Mumbai, Delhi-National Capital Region (NCR), Bengaluru, and Pune, lead the branded residence market, while destinations like Goa and Uttarakhand are gaining traction as lifestyle and second-home locations.
India is home to nearly 85,698 individuals with a net worth of over Rs. 89 crore (US$ 10 million) in 2024, representing 3.7% of the global population in this wealth segment. Globally, the US leads with 9,05,413 high-net-worth individuals, followed by China with 4,71,634 and Japan with 1,22,119. The country’s position in the branded residences segment reflects both its rising affluent population and increasing interest in luxury real estate, signaling significant growth potential in live and upcoming projects alike.
