100 land deals in the first nine months of 2024, Delhi NCR leads with 32% share

Land deal activity in India surged 65% YoY, reaching approximately 1,700 acres across six major cities, according to real estate consulting firm CBRE. During the January-September 2024 period, over 100 land deals were closed, a significant rise from more than 60 in the same period last year. Delhi-NCR led the activity with a 32% share of all land deals, with Gurgaon alone accounting for 65% of the total volume. Noida and Greater Noida followed with over 20%. Other major cities contributing to the deals were Bengaluru (22%), Mumbai (12%), and Chennai (10%), which together represented 75% of the total land deal volume.

The report highlighted that residential asset dominated, making up 61% of the total deal volume, covering over 870 acres, a 50% increase compared to 2022-23. The Industrial & Logistics (I&L) segment contributed 13%, spanning 525 acres, marking a 5% growth. Emerging asset classes, such as Data Centres, accounted for 6% of the total, with over 140 acres acquired. In comparison, the Office segment grew to 8%, covering more than 20 acres. Retail and Hospital assets represented 2% and 5%, respectively, reflecting diversification in asset preferences from 2022-23, when Retail covered 3% and Hospitals 2%.
